Artful Dodger: I think it's a case of people getting loans with an ARM that haven't the credit rating or a good enough deal to get the 30 year at a good rate, they probable shouldn't have bought the house in the first place.
about the people defaulting, it's a combination of people that were flipping and got caught in the bubble, people that have lost their jobs or people that their value has dropped and it makes more sense to just let it default, their are more reasons but these are the big 3, usually people telling their personal story on a news/commentary show aren't telling the full story

Artful Dodger: oh that's right, you are an educator , seriously tho, and ARM is just a tool, as Czuch points out a long term buyer wants the stability of a fixed rate at a higher rate, it will be lower than an ARM in the long run while someone who will be in their house a short time or is flipping the house would be better suited with the ARM.
While banks should make this clear, it's not their fault that many people are not savvy about finances
Also remember that most lenders bundle and sell off loans and don't get hurt by people that default

But seriously, An ARM is nothing more that a tool like a credit card it has to be used wisely, And unfortunately many people are not smart about finances

Artful Dodger: There is a good use for ARMs, one example is the bussiness man that transfers frequently but still wants to have his family live in a house, ARMs save that person a lot of money. It's the quotas that were pushed on the banks by the likes of ACORN that caused the trouble

Artful Dodger: I got my number from fox a couple a weeks ago, according to them it cost about $1000 more in labor to produce an American made car with a union compared to an American made non-union made car, Honda I believe, and the wages were about $80 per hour for the union made as compared to about $60 for the non union, this was on t.v. so I can't produce the quote,
Even with your numbers $75,000 to sit in one place and tighten lug nuts when they come by would be a job I'd be more than happy to take

IMO it is absolute arrogance to think that man can cause global warming, Key word is GLOBAL!
For centuries man has attempted to make it rain result failure, man has attempted to stop every weather related disaster, result, failure. everything that causes the earth to heat produces the needed changes to cool the earth. everything that causes holes in the o-zone also produces the things that stop the holes, whales are trapped in the north atlantic from ice this year earlier than any other redcorded year, Last years cold temperatures entirely wiped away the last 100 years of heating so as a result no change in the climate temps. Snow is actually thicker in greenland, by the way why is greenland called greenland? Man tries to conserve forest by not allowing clearing or maintenance result failure. Every scare tactic used by either these fraudes or misguided people with good intentions has proved false starting with the first one I can remember, John Denver and his"by 2000, there will be no trees".
These are just my opinions that I will never change because no one can prove them wrong same as not one of these scientific pieces of evidence can hold up to any real scrutiny, which is why all these scientific experts refuse to debate anybody of significance

Artful Dodger: of coarse it is a generalization, there are exceptions, I have heard of a public school that is in a poor community in Texas that had one of the worst records in the country that has changed their focus and is now one of the top in the nation including private, their students go to school up to 10 hours a day
